Naples Real Estate: Here are the July 2026 Naples & Bonita Springs market statistics.
The Naples and Bonita Springs markets continue to show impressive year-to-date growth. As the chart below shows, closed sales are up between 8% and 33% across every price segment, with total sales increasing 16% compared with the same period in 2025. These results challenge the perception that the local real estate market is broadly slowing. Buyers remain active, and more homes are closing across all price ranges. For sellers, increased transaction volume—combined with declining inventory—could make this an opportune time to bring a home to market.
The following table provides a snapshot comparison of YTD sales activity through July 2026 versus July 2025.
As the following table shows, the level of inventory varies by price point:

As mentioned above, Naples and Bonita Springs inventory continues to decline. Total inventory is down 9% from the previous month, with decreases across every price range. At 5.4 months of supply overall, the market is shifting from a buyer’s market to a more balanced market. This is encouraging news for sellers, although buyers still have a good selection of properties—particularly in the higher price ranges.
