Naples Real Estate: Here are the August 2026 Naples & Bonita Springs market statistics.
The Naples and Bonita Springs market continues to show solid sales activity in 2026. Through the end of August, 8,210 properties have closed, up 15% from the same period last year. What is especially encouraging is that the increase isn’t limited to just one part of the market—closed sales are up in every price range. The biggest percentage gain came in properties under $300,000, up 28%, while the luxury market also remained strong, with sales from $1 million to $3 million up 23% and sales over $3 million up 20%. Even the more active $300,000 to $700,000 range posted an 8% increase. Overall, the numbers point to a market that remains active across a wide range of price points.

Inventory moved in the opposite direction of sales during August. As of September 2nd, there were 4,720 homes available for sale in Naples and Bonita Springs, representing about a 5-month supply of inventory. More importantly, inventory declined 8% from the previous month, with decreases in every price range. The biggest drops were in the luxury market, where inventory fell 10% between $1 million and $3 million and 11% above $3 million. Most price ranges are now sitting between 4.5 and 5.1 months of supply, which points to a fairly balanced market. The exception continues to be the $3 million-plus market, with 8.6 months of supply, giving luxury buyers considerably more choices. Combined with the increase in closed sales we discussed above, declining inventory is an encouraging sign as we head toward the fall and winter selling season.
