What the Numbers Mean for Luxury Homeowners

Aqualane Shores remains one of Naples' premier luxury neighborhoods, with its combination of waterfront homes, Gulf access and proximity to Third Street South continuing to attract buyers at some of the highest price points in Southwest Florida.

But the 2026 market is also a market where buyers have choices.

For homeowners considering a sale, simply knowing the average sale price or the number of homes on the market doesn't tell the whole story. We believe three statistics provide a much clearer picture of what is actually happening in the luxury market: Median Days on Market, Months of Inventory and the Sale-to-List Price Ratio.

Looking at Aqualane Shores single-family sales from January 1 through September 10, 2026, those three numbers tell an interesting story.

143 Days: Median Days on Market

The median Days on Market for Aqualane Shores single-family sales in 2026 is 143 days.

Median is particularly useful in the luxury market because individual properties can have dramatically different marketing periods. Some homes sell quickly, while others may remain on the market for a year or more.

We can see that variation in the recent sales. 1959 4th Street S sold for $10.5 million after 57 days on market, while 625 21st Avenue S sold for $18.25 million after 326 days. Another property, 575 17th Avenue S, sold for $11 million after 733 days on market.

That spread is one reason we prefer median DOM over average DOM when evaluating a luxury neighborhood. It provides a more representative picture of what a seller might reasonably expect.

8.7 Months of Inventory: Buyers Have Choices

Through September 10, there have been 21 single-family sales in Aqualane Shores during 2026, with 22 homes actively listed and one additional property pending.

Based on the pace of 2026 sales, that equates to approximately 8.7 months of inventory.

What does that mean? It means this is a market in which buyers have meaningful choices. They can compare location, water access, lot characteristics, age, condition, renovations and price before making a decision.

That becomes even more important at the upper end of the market. The broader 12-month Aqualane Shores report shows 17 active properties priced above $10 million, with approximately 14.6 months of inventory in that price category. During the same period, 14 properties above $10 million sold.

Luxury homes are selling. But sellers are competing for the attention of a sophisticated and selective buyer.

89.8%: Median Sale-to-List Price

The third number may be the most important one for a homeowner thinking about selling.

For Aqualane Shores single-family sales in 2026, the median sale-to-list price ratio is 89.8%. That figure is calculated individually for each closed property by comparing its final MLS list price with its closed sale price and then determining the median result.

In simple terms, the typical transaction closed at approximately 90% of the property's final asking price.

But once again, the individual results vary considerably. For example, 611 18th Avenue S was listed at $6.5 million and sold for $6.55 million - slightly above asking price. Conversely, other properties required considerably more negotiation before reaching a buyer.

That is an important distinction. An 89.8% median does not mean a seller should automatically expect to discount a property by 10%. It shows that pricing strategy has had a significant impact on outcomes in the current market.

The best-positioned properties can perform very differently from homes that enter the market ahead of buyer expectations.

Luxury Homes Are Selling in Aqualane Shores

There is plenty of evidence that demand for exceptional Aqualane Shores properties remains strong.

The message isn't that buyers have disappeared. Quite the opposite. Luxury homes are selling. The difference in today's market is that buyers have enough inventory available to be selective about which properties deserve their attention.

What Does This Mean if You're Considering Selling?

For Aqualane Shores homeowners, we believe the current numbers reinforce three things.

Accurate pricing matters. Buyers have access to the same comparable sales and market information sellers do. Pricing a property appropriately from the beginning can be very different from chasing the market through a series of reductions.

Presentation matters. At these price points, buyers expect an exceptional experience. Photography, video, staging, property preparation and the way a home's story is presented all influence perceived value.

Exposure matters. Luxury real estate marketing should go well beyond placing a home in MLS. The goal is to position the property in front of the right local, national and international buyers and create a compelling reason for them to act.

The numbers do not suggest that sellers cannot succeed in the current Aqualane Shores market. They suggest that strategy matters more than ever.
