Fewer Homes, Longer Waits: Riverstone Surprising Market Split

Can Inventory Fall While Homes Take Longer to Sell?

At first glance, you might expect fewer homes for sale in Riverstone to mean that the homes still on the market are selling more quickly. But so far in 2026, the numbers are telling a more interesting story.

At the end of September, there were just 12 homes for sale in Riverstone, the lowest inventory level we have recorded so far this year. We began 2026 with 22 homes for sale in both January and February. Inventory remained around 20 homes through the spring, dropped to 16 in May, briefly moved back to 20 in June, and has since declined to 15 in July, 14 in August and now 12 in September.

At the same time, however, the average days on market has been moving higher. Riverstone’s active inventory averaged 106 days on market in January. By August that had increased to 152 days, and in September it reached 177 days. So yes, Riverstone currently has fewer homes available, but the homes that remain on the market are, on average, taking longer to sell.

That doesn’t necessarily mean the Riverstone market is slowing. September is traditionally one of the quietest months of the year in Naples, and we are dealing with a relatively small number of homes, so just a few listings can have a significant impact on the averages. It does, however, reinforce something we talk about with sellers all the time: low inventory by itself does not guarantee a quick sale. Pricing, condition, upgrades, location within the community and how a home compares with the competing properties still matter.

Looking more closely at the current inventory, Riverstone’s 12 available homes range from $719,900 to $1,749,999, with an average asking price of $374 per square foot. Five homes are priced between $700,000 and $1 million, two are between $1 million and $1.3 million, two are between $1.3 million and $1.6 million, and three are priced above $1.6 million. There are currently no homes available below $700,000.

The differences in days on market by price range are also interesting. Homes between $700,000 and $1 million are averaging 214 days on market, while the two homes between $1 million and $1.3 million are averaging 342 days. On the other hand, the two properties priced between $1.3 million and $1.6 million have averaged only 35 days on market. With such a small number of listings in each category, those figures can change quickly, but they demonstrate why it is important to look beyond a single community-wide average.

So, can Riverstone have less inventory and longer days on market at the same time? Absolutely. Riverstone enters the fall with the fewest homes for sale that we have seen this year, but buyers are still taking their time and the homes currently available have generally been on the market longer. As we move out of the slower summer months and toward Naples’ winter season, the next question will be whether new listings begin to rebuild inventory—or whether returning seasonal buyers begin absorbing the limited selection already available.
