Valencia Trails Real Estate Update:
Is Inventory Starting to Rebuild Ahead of Season?
After steadily declining throughout the summer, inventory in Valencia Trails made a noticeable jump in September. So, is this the beginning of the normal seasonal build-up of homes for sale?
It certainly looks that way.
Valencia Trails began 2026 with 36 homes on the market, and inventory reached a high of 40 homes in April. From there, the number of homes for sale steadily declined to 31 in May, 26 in June, 21 in July and just 10 homes in August.
Then September brought a significant change. There are now 25 homes available for sale in Valencia Trails, giving buyers considerably more choices than they had just one month ago.
For a 55+ community like Valencia Trails, the timing makes sense. Many prospective buyers begin returning to Southwest Florida in October, and homeowners considering a sale know that the winter months bring more seasonal traffic to the community. Listing in the fall gives sellers an opportunity to have their home available as those buyers begin arriving.
There is also an advantage for buyers who start their search early. Purchasing during the fall can give them time to close, get settled and begin enjoying their new Valencia Trails home before high season arrives from January through April.

Where Is the New Inventory?
One of the most interesting parts of September’s data is not simply that inventory increased—it is where the additional choices appeared.
Of the 25 homes currently for sale, six are priced between $700,000 and $1 million. Eight are available between $1 million and $1.3 million, another eight are priced between $1.3 million and $1.6 million, and three homes are listed above $1.6 million.
That means 19 of the 25 homes currently available are priced above $1 million.
The change is particularly noticeable at the higher end of the market. In August, there were no available homes priced above $1.3 million. By the end of September, there were 11 listings above that level, including three over $1.6 million.
The overall range of available homes has expanded as well. Current asking prices run from $709,000 to $1,925,000, compared with a much narrower selection during the summer.
What About Price Per Square Foot?
The average asking price across Valencia Trails is currently $493 per square foot.
There is a fairly clear progression as prices increase. Homes between $700,000 and $1 million average $417 per square foot. The $1 million-to-$1.3 million category averages $477, while homes between $1.3 million and $1.6 million average $535 per square foot. Listings above $1.6 million currently average $578 per square foot.
Those numbers help explain why the community-wide average asking price per square foot moved higher in September. More expensive homes returned to the market, so part of the increase reflects a different mix of available properties, rather than necessarily indicating that every Valencia Trails home increased in value.
As always, factors such as floor plan, lot, view, pool, upgrades, age and condition can create substantial differences between two homes even within the same community.
Are Homes Taking Longer to Sell?
Interestingly, the increase in inventory has not yet been accompanied by an increase in the community-wide average days on market.
The 25 homes currently available have averaged 79 days on the market, exactly where the community stood in August. That is also below some of the higher averages we saw earlier in the year.
Within the individual price ranges, homes between $700,000 and $1 million are averaging 63 days on market. Listings between $1 million and $1.3 million average 90 days, while homes between $1.3 million and $1.6 million are also averaging 63 days. The three properties above $1.6 million have averaged 122 days.
With relatively small numbers of homes in each category, those averages can change quickly, but they provide a useful snapshot of where the market stands today.

So, Is Valencia Trails Inventory Rebuilding Ahead of Season?
September certainly suggests that it is.
After falling from 40 homes for sale in April to only 10 in August, inventory has rebounded to 25 homes heading into October. Much of that increase has occurred in the $1 million-plus market, creating significantly more choices for buyers than were available during the summer.
For Valencia Trails, that may be exactly what we would expect at this time of year. Seasonal buyers begin returning to Southwest Florida in the fall, sellers want their homes positioned for that increased activity, and buyers purchasing now have an opportunity to get settled before the busiest months of the Naples season.
The next couple of months will tell us whether inventory continues to build as more homeowners enter the market—or whether returning buyers begin absorbing the additional supply.
For now, one thing is clear: buyers have considerably more choices in Valencia Trails than they did at the end of summer, just as the community begins gearing up for another Naples season.
