What Does It Cost to Get Into Stonecreek Right Now?

For buyers considering Stonecreek, one number jumped out at us this month: the least expensive home currently for sale is $875,000. That is the highest entry point we have seen in Stonecreek so far in 2026.

Earlier this year, buyers had considerably more options at the lower end of the market. In March, two homes were available below $700,000, and in April the least expensive home on the market was listed at $659,900. By May, there were no longer any homes available below $700,000, and that has remained the case throughout the summer. The lowest-priced listing increased to $750,000 in May and June, $865,000 in July and August, and now sits at $875,000 as we begin October.

That doesn’t necessarily mean Stonecreek home values have increased by the same amount. These are asking prices on the homes currently available, not closed-sale prices, and the mix of homes for sale changes every month. But it does tell us something important about the choices buyers have today: the lower-priced inventory we saw earlier this year has largely disappeared from the market.

Where Are the Homes for Sale?

Stonecreek currently has 13 homes available, ranging from $875,000 to $1,795,000. Of those 13 homes, only three are priced between $700,000 and $1 million.

The largest segment of inventory is between $1 million and $1.5 million, where six homes are currently available. Another four homes are listed between $1.5 million and $2 million. That means 10 of Stonecreek’s 13 current listings are priced above $1 million.

There are currently no homes for sale below $700,000 and none above $2 million.

Inventory itself has moved around throughout 2026. Stonecreek began the year with 18 homes available, dropped to just 10 in April and May, and then rebuilt during the summer, reaching 16 homes in July. Inventory slipped to 15 in August and now stands at 13 in September.

That movement is another reason we have to be careful when looking at month-to-month changes. September is traditionally a slower time in Naples, and with a community like Stonecreek, the addition or sale of only a few homes can noticeably change the numbers. As we move closer to season, we will be watching to see whether additional homeowners decide to put their properties on the market.

What Are Sellers Asking Per Square Foot?

Despite the higher entry price, the community-wide average asking price per square foot has actually remained fairly consistent.

Stonecreek began 2026 at approximately $422 per square foot. It dipped below $400 during parts of the spring and summer, moved up to $419 in August and currently sits at $413 per square foot.

The September numbers vary considerably depending on the price category. Homes between $700,000 and $1 million average $411 per square foot, while the six homes between $1 million and $1.5 million average $375 per square foot. The four properties between $1.5 million and $2 million carry a considerably higher average asking price of $473 per square foot.

Those differences are a good reminder that price per square foot does not tell the entire story. Lot location, lake views, upgrades, pool packages, home size, condition and floor plan can all have a significant impact on what a particular Stonecreek home commands.

Homes Are Also Taking Longer to Sell

Another number worth watching is days on market.

Stonecreek’s current inventory has averaged 105 days on the market. That is up from 84 days in August and well above the 46-day average we saw in May.

Here again, the price ranges tell slightly different stories. The three homes priced below $1 million average 83 days on market. Properties between $1 million and $1.5 million are averaging 105 days, while the $1.5 million-to-$2 million category is averaging 121 days.

Like Riverstone, this shows why limited inventory does not automatically mean every home will sell quickly. Buyers still have choices, and they are paying attention to price, condition and how one property compares with another.

So, What Does It Cost to Get Into Stonecreek Right Now?

Today, the answer is $875,000.

More broadly, Stonecreek’s available inventory has clearly shifted toward the higher price ranges. Ten of the 13 homes currently for sale are priced above $1 million, while the lower-priced options available earlier this year have largely disappeared.

That does not necessarily mean that Stonecreek values suddenly jumped—the current listing mix plays a big role in these numbers. But for a buyer shopping Stonecreek today, the practical reality is that the price of admission is higher than it has been at any other point we have tracked in 2026.

As we head toward season, we will be watching two things closely: whether new listings bring more choices back to the lower end of the Stonecreek market, and whether returning seasonal buyers begin absorbing the homes that are currently available.
