Valencia Trails Real Estate Update:
Is Valencia Trails Already Waking Up For High Season?
October is when Naples begins to wake up from its summer nap. More seasonal residents arrive, restaurant reservations get harder to find and traffic begins reminding us what is around the corner. The Valencia Trails market appears to be waking up too.
There are now 31 homes for sale, up from 25 in September and only 10 in August. That sounds dramatic, but Valencia Trails had 36 homes available in January and 40 in April. Inventory is rebuilding after becoming unusually limited during the summer—not suddenly becoming excessive.

For a 55+ community, the timing makes sense. Sellers want their homes available as seasonal buyers return, while buyers purchasing in the fall still have time to close and settle in before high season.
Most of the current choices are above $1 million, and the average asking price has increased to $510 per square foot. That reflects the mix of homes on the market, particularly the arrival of more upper-end listings, rather than proving every Valencia Trails home increased in value.

The most encouraging number may be days on market. Even as inventory rose, the average declined from 79 days to 72 days, the lowest community-wide figure we have recorded this year. That suggests a meaningful amount of fresh inventory is arriving ahead of season.
So, is Valencia Trails waking up for high season? It certainly looks that way. Buyers have a healthier selection, sellers are positioning their homes for returning traffic, and the community is getting an early start before January arrives.
